What actually goes wrong with roll-up doors
A rolling door has no sections, no hinges, and no track running along the ceiling. The curtain rolls onto a barrel above the opening, held under tension by springs inside that barrel. That design is durable, but it concentrates the failure points in a few places.
- Barrel spring failure. The spring inside the barrel loses tension or breaks outright. The door becomes far too heavy to lift, or it drops fast when released. This is the most common commercial roll-up failure and the one most likely to injure someone.
- Curtain and slat damage. Forklifts, delivery trucks, and dock traffic bend slats. A bent slat binds in the guide and jams the whole curtain.
- Guide rail damage. A hit to the guide throws the curtain out of alignment, and the door either will not travel or grinds badly the whole way.
- Bottom bar and astragal wear. The bottom bar takes every impact from the floor up. A bent bar stops the door from sealing and can trip the safety edge.
- Operator failure. Commercial operators run duty cycles that would destroy a residential unit. Motors, brakes, and limit switches wear out on a schedule.
Repair before replacement, when it makes sense
Full curtain replacement on a rolling steel door is expensive, and it is often unnecessary. A curtain with three damaged slats near the bottom does not need to be scrapped. Where replacement is the honest answer, we will tell you that instead of selling a repair that fails again in six weeks. A curtain with widespread corrosion or repeated impact damage across multiple sections is at the end of its life, and patching it costs more over two years than replacing it once.
Roll-up spring work is not residential spring work
The springs on a rolling door sit inside the barrel, under tension, above the opening. They cannot be inspected from the ground and they cannot be adjusted safely without the right tools and a technician who has done it before. This is the single most dangerous component on a commercial door.
