Invoices are itemized by property, by door, and by work performed, which means they pass through to an owner or a board without you having to rewrite them. Parts and labor are listed separately. If a repair is the result of impact damage that may be recoverable from a tenant or a third party, we note that on the invoice so you have documentation for the claim.
For portfolio accounts we can consolidate multiple properties onto a single monthly statement or keep them separate, whichever matches how your accounting is structured.
Response times you can quote to a tenant

Not every garage door problem is an emergency, but some of them stop a building from functioning. A gate or overhead door stuck closed on a parking structure, a door stuck open overnight, a failed operator on a loading area: those get triaged ahead of routine work. The work itself
Across commercial properties, most of what we handle falls into a handful of categories. Spring repair is the most common, because commercial cycle counts wear springs far faster than a residential door. Panel replacement addresses that damage without replacing an entire door, which is often the difference between a repair an owner approves and one they defer.
Two categories deserve their own treatment. Rolling steel and roll-up doors fail differently than sectionals, with the springs housed inside the barrel above the opening rather than on a shaft you can inspect from the ground. And commercial operators, meaning jackshaft, trolley, and hoist units, behave nothing like the residential openers they resemble, because they run duty cycles a residential unit would not survive.
